Environmental Land Use and Record Review

The Douglas County Health Department reviews land use applications to evaluate potential impacts on the environment and human health. Changes in land use can affect air and water quality and native habitats.

The Health Department can also conduct an Environmental Record Review to determine if a property has been subject to recognized environmental conditions or hazards.

Land Use Applications

The Douglas County Health Department reviews land use applications to ensure that public and environmental health are considered in land use decisions. We assess the land use impact on air, water, noise, and sanitation as well as active living concepts when reviewing applications. These services include:

  • Reviewing residential and commercial development proposals in unincorporated Douglas County that are referred by the Douglas County Planning Division.
  • Reviewing residential and commercial development proposals for municipalities within Douglas County referred to us by the local planning department.
  • Providing testimony and expertise regarding public and environmental health issues during Douglas County Planning Commission hearings.
  • Working with developers, land use planners, and Douglas County residents regarding environmental concerns associated with proposed land use cases.
  • Participating in the review of the County Comprehensive Master Plan and Community Area Plans.

Fees for our services are assessed when a case is submitted to us. Fees are based on the type of application we receive.

Environmental Record Review

An Environmental Record Review (ERR) involves a search of records related to solid waste disposal, hazardous materials, on-site wastewater treatment systems, methamphetamine labs, and hazardous material spills or waste releases. Reviews may be conducted as part of a commercial real estate transaction to determine if the property has been subject to recognized environmental conditions or hazards.

To request an Environmental Record Review, contact Environmental Health staff at 720-643-2400 or [email protected]. The research fee is $60 for each property address request, payable by credit card. Staff will contact you by phone to collect payment. Reviews generally take no more than one week following receipt of payment.
